Diplomat City Towers

Project Overview

Located in one of the most prestigious areas of Manama, the Diplomat City Towers I & II comprise of a 15-storey office building and a 16-storey residential building situated on a common podium area serving the two towers. The towers are constructed on piled foundations with in situ concrete frames and hollow core slabs. The external elevation finishes for both towers are a combination of double-glazed curtain walling, aluminium cladding and pre-cast concrete vertical fin elements. 266 shaded car parking spaces are provided for residents, visitors and employees.

The ground and first floor podium have a total built-up area of 5,300m² and contain showrooms, the office tower entrance hall, the residential tower entrance lobby, guard rooms and a substation for each building. Various finishes are used including paint, granite and ceramic tiling. The office building (built-up area of 16,100m²) provides an open space area of approximately 830m² on each of the 15 floors. The residential building (built-up area 17,800m²), from the 1st to 16th floors contains 6 fully furnished flats per floor ranging in size from 100m² to 180m² and the 16th floor has a gymnasium, fitness studio, swimming pool, jacuzzi, steam room and coffee shop.

The flats have high quality finishes and bespoke joinery including wardrobes and fully-equipped kitchens, executed by GPZ’s ID and Joinery Divisions. Building services installations, including fire protection, plumbing, drainage and electrical works were engineered and installed by GPZ’s MEP Division, which also managed the air-conditioning installation works. Each tower is equipped with a BMU for window cleaning and general maintenance use.
