Project Overview

Construction of high quality villas on Atolls 3 & 4 of Durrat Al Bahrain, the largest planned luxury mixed-use residential, commercial and leisure resort development in the Kingdom. This 21km² urban island development is located on the south tip of Bahrain and has been created across a cluster of 13 inter-connected artificial islands. GPZ scope of works included the structural works, MEP services installations, fit-out works and various ancillary external works for the villas.

Depending on the different villa types (built on 750m², 1,000m² and 1,500m² plots), the residences contain four to five large ensuite bedrooms, private terraces, a large open-plan reception area, a dining area, a family room, a main kitchen, secondary kitchen and kitchenette, a private swimming pool, covered parking areas or garages, and servants’ quarters.

Villa structures comprise reinforced concrete frame, load bearing masonry and conventional flat or gently sloping roofs with full waterproofing and insulation. The external envelopes are finished in painted render, with aluminium double-glazed windows and curtain walling, together with mild steel balcony railings. The villa interiors are finished to a high standard with quality floor coverings, bespoke joinery, fully-fitted kitchens, ironmongery, and bathroom fittings. Cabling for audio, video, IT and telephones systems were provided, as well as light fittings and fire alarm systems. Electrical-mechanical installations, bespoke joinery, and aluminium and metal works, were carried out by GPZ’s specialised MEP and manufacturing divisions.
